Buy Smarter is a practical system for asking better questions before you commit to a Bengaluru flat — not just a guide to read, but worksheets, red flags and a toolkit to work through with your own property.

The Problem

Buying your first flat in Bengaluru means navigating builder reputations, RERA paperwork, site visits, price negotiation and dozens of decisions most people only make once. Most buyers rely on gut feel and whatever the builder’s sales team tells them — and it’s easy to miss something that matters when you’re researching alone, for the first time, under time pressure.

With Buy Smarter, You Can

Structure your property search instead of researching at random
Ask better questions during site visits
Evaluate location and property factors systematically
Identify potential red flags before you commit
Understand the financial considerations that matter
Compare properties on the same criteria
Challenge sales claims with your own checklist
Organise due diligence before you sign
Make a more informed final decision

Buy Smarter is a complete decision system: Buy Smarter turns the buying process into nine parts, forty chapters and fourteen fillable worksheets that walk you from your first shortlist to the final sale deed.

Why This Matters

A ₹1 crore+ property decision deserves more than a sales brochure.

Before you commit, there are several angles worth evaluating on their own terms:

Property→Location→Money→Documents→Builder→Future→Exit

Buy Smarter turns each of these into specific questions, checklists and red flags to work through — the same thinking framework used throughout MakeUsSmart.

Buyer’s Toolkit

Not just reading material — a system you work through with your own property.

See What’s Inside

Don’t just trust the description — see how we think. Here is one real red flag from the full list of 100:

“The builder quotes carpet area but markets it as super built-up area without disclosing the loading factor. Ask for the RERA-registered carpet area in writing before you calculate price per square foot.”

That’s one of 100. The full toolkit includes 14 fillable worksheets and the complete red-flags list, organised by buying stage.

Who It’s For

First-time home buyers in Bengaluru
Professionals buying their first flat while working full-time
Families planning a long-term home purchase
Buyers comparing multiple properties or projects
NRI or remote buyers who can’t be on-site for every step

Who It’s Not For

Buy Smarter is a decision-support toolkit, not a substitute for professional advice. It’s not for people looking for a specific property recommendation, people expecting legal or financial advice, or people who want someone else to make the final decision for them. It doesn’t replace independent legal verification.

How It Works

Read

Work through the guide at your own pace.

Check

Use the worksheets, questions and red flags against your own property.

Decide

Use what you’ve checked to make your own, better-informed decision.

The toolkit walks through this in 9 parts:

What to research before your first site visit.

Judge a neighbourhood beyond the broker’s pitch.

Check a builder’s track record and delivery history.

RERA status, approvals, amenities, construction quality.

True cost, hidden charges, loan eligibility.

Title deed, encumbrance certificate, khata, occupancy certificate.

What to inspect and ask on-site.

Negotiate price and terms with data, then verify what matters before paying the booking amount.

The last checks before signing.

FAQ

Is this only for first-time buyers?
It’s built with first-time buyers in mind, but the frameworks and red flags apply just as well if you’ve bought before.

Is it useful if I’m already visiting properties?
Yes — you can start at whichever stage matches where you are in your search.

Does it replace legal verification?
No. It tells you what to verify and what questions to ask; it doesn’t replace an independent lawyer’s review of your specific documents.

Is this only for Bengaluru?
Yes — Buy Smarter is built specifically around Bengaluru’s builders, RERA process and property market.

What format do I receive?
A digital toolkit — guided content plus 14 fillable worksheets, delivered by email after payment.

Can I use it on mobile?
Yes — it’s designed to be usable on any device.

What exactly is included?
9 parts, 40 chapters, 14 fillable worksheets and the complete 100-item red-flags list.

Is this investment advice?
No. Buy Smarter helps you ask better questions and organise your own due diligence — it is not financial, legal or investment advice.

What is the refund policy?
See the Refund Policy for full details.

Who created it?
MakeUsSmart — built for practical, real-world decisions, not general real-estate commentary.
