To check the RERA details of a flat in Bangalore, search the project on the official Karnataka RERA portal, confirm the registration number and promoter match your brochure, then compare the registered possession date with what the sales team told you. Do it before you pay any booking amount. As of October 2026.

This guide is based on Chapter 22 of Buy Smarter: The First-Time Flat Buyer’s Guide to Bangalore. You get the first part of the RERA check here. The full nine steps and the checklist are in the book.
What does RERA registration tell you about a flat?
It tells you the project has filed certain disclosures with the state regulator, which makes it a starting point for verification, not a guarantee of quality or on-time delivery. Under the RERA Act, a promoter cannot advertise, book or sell a flat in a project that needs registration until it is registered, and the registration number has to appear on the promoter’s website and in its advertisements. A missing number is a question to ask before anything else.
| What the portal typically shows | What it does not tell you |
|---|---|
| Registration number and promoter identity | Whether the flat is a good investment |
| Land area, unit count and sanctioned plan | Whether construction quality will be good |
| Disclosed timelines, recorded orders or complaints | Whether the builder will deliver on time |
How do you check a flat’s RERA details in Bangalore?
Search for the project on the official Karnataka RERA portal, then match what is registered against your brochure and draft agreement. Type the portal’s official address yourself, because a web search can surface unofficial or outdated listings. You can search by project name, builder name or registration number. Start with these four steps:
- Find the project on the official Karnataka RERA portal.
- Check that the RERA number matches the brochure and the agreement.
- Check that the promoter’s name matches the actual builder entity you are dealing with.
- Check the project details: land area, unit count and the sanctioned plan.
What if the sales team’s possession date does not match RERA?
Treat it as a red flag, pause, and investigate before you pay. In the book’s illustrative example, the sales office says, “Possession will start from next month, guaranteed,” while the RERA portal shows a registered possession date eighteen months away. Only one of those is on record with the regulator. Pause, investigate, and get professional advice if you need it.

Does a complaint on the RERA portal mean you should walk away?
Not by itself. An unresolved complaint is a reason to check further. Some complaints are filed by competing builders, former vendors or parties unconnected to any homebuyer, and may say nothing about construction quality or delivery risk. Check who filed it, what it alleges and whether the builder has responded on the portal before you decide.

Frequently asked questions
How do I check RERA details of a flat in Bangalore?
Search the project by name, builder name or registration number on the official Karnataka RERA portal. Then check that the registration number, promoter and registered dates match your brochure, the sales team’s claims and your draft agreement.
Is a RERA-registered project safe to buy?
Registration is a starting point for your own checks, not a guarantee. It does not tell you whether the flat is a good investment, whether construction quality will be good or whether the builder will deliver on time.
