To negotiate a flat price in Bangalore, negotiate the whole deal, not only the base price. Ask about floor-rise charges, PLC, parking, corpus and the payment schedule, ask once with the full cost sheet in front of you, and get the revised sheet in writing before you pay anything. As of October 2026.
This guide is based on Chapter 31 of Buy Smarter: The First-Time Flat Buyer’s Guide to Bangalore, with a few lines from Chapter 29. You get the main negotiating points here. The sheet for tracking your negotiation line by line is in the book.
What can you negotiate on a flat besides the base price?
More of the total cost is open to discussion than most buyers assume, and builders often have more flexibility on some items than on the base price. Buyers often focus only on the base price. Chapter 31 breaks the total cost into parts, and each part is worth asking about.
| Part of the deal | What the book suggests |
|---|---|
| Base price | Sometimes has room, especially near a builder’s financial year-end |
| Floor-rise and PLC | Ask whether they can be waived, especially for less sought-after floors |
| Parking and corpus | Extra slots or a lower corpus contribution are sometimes easier to negotiate than price |
| Payment schedule | Worth asking about. Chapter 31 explains how to ask |
When should you negotiate, before or after you verify the project?
After you have verified it. The book’s 15-step journey puts Negotiate after Verify, and warns against skipping ahead. Check the RERA details and the documents first, so you negotiate on a project you have already checked. If you have not done that yet, start with how to check the RERA details of a flat in Bangalore. If you are still choosing between two options, read how to compare two flats in Bangalore first.
How do you negotiate a flat price in Bangalore without it getting awkward?
Ask to go through the whole sheet line by line, ask once, and write down every answer. The book suggests this order:
- Open with the total deal. For example: “I’ve compared this against other projects in the area, and I’d like to discuss the total deal, not just the base price. Can we go through each line item?”
- If the base price is fixed, ask about the rest of the sheet. Chapter 31 has the exact wording.
- Write down what you asked for and what they said, item by item.
- Ask for the revised cost sheet by email before you pay anything.
A benefit that exists only in conversation does not exist. Ask for it in the revised cost sheet or in the agreement.
What if the builder says the price is fixed?
Treat a firm no as information, not as a challenge. Some builders genuinely work on fixed pricing, so do not assume everything is negotiable. In the book’s example, the salesperson says, “The base price is fixed for this phase.” The buyer does not argue. They ask about the rest of the sheet instead, which keeps the conversation going without pushing. The exact wording is in Chapter 31.
One thing is worth noting. If you hear “everything is fixed, nothing is negotiable” before you have asked a specific question, write it down.

How do you handle sales pressure while you negotiate?
Slow down. A good sales team’s job is to help you decide today, and your job is to decide when you are ready. Chapter 29 gives calm replies for common lines:
- “Sir, this price is valid only today.” You can say: “I understand. I still want the complete cost sheet and time to verify the documents.”
- “Only two units left at this price.” You can ask: “Could I see the actual inventory list?”
- The book has more of these lines, with a calm reply for each, in Chapter 29.
Sales pressure is not proof of anything. The book lists the pattern to watch for: artificial urgency, last-unit pressure, verbal promises that are not put in writing, and discounts that disappear when you ask for documentation.
